Amortizimi i banesave dhe l\u00ebvizja nga fshati n\u00eb qytet ka sjell\u00eb edhe rritjen e k\u00ebrkes\u00ebs p\u00ebr sht\u00ebpi me qira n\u00eb kryeqytet. Me rritjen e \u00e7mimeve \u00ebsht\u00eb ndikuar edhe tregu i pronave, ku banesat me qira dhe ato n\u00eb shitje kan\u00eb nj\u00eb vler\u00eb t\u00eb shtuar. Vler\u00ebsuesi i pasurive t\u00eb paluajtshme dhe eskperti i pronave, Ervin Demirxhiu, deklaroi p\u00ebr \u201cRadio Ejani\u201d, se Tirana do t\u00eb jet\u00eb n\u00eb krye t\u00eb vendeve me \u00e7mimet m\u00eb t\u00eb larta n\u00eb rajon.<\/p>\n<p>\u201c\u00c7mimet e shitjes s\u00eb pronave, apartamenteve apo sht\u00ebpive private vitet e fundit n\u00eb Tiran\u00eb kan\u00eb pasur nj\u00eb trend rrit\u00ebs. Kjo ka ardhur si pasoj\u00eb e k\u00ebrkesave t\u00eb shumta, duke qen\u00eb se thuajse e gjith\u00eb ekonomia shqiptare \u00ebsht\u00eb p\u00ebrq\u00ebndruar n\u00eb Tiran\u00eb. K\u00ebto \u00e7mime sot jan\u00eb t\u00eb pap\u00ebrballueshme p\u00ebr nj\u00eb familje me t\u00eb ardhura mbi mesatare. Ato me t\u00eb ardhura n\u00ebn mesatare e kan\u00eb t\u00eb pamundur qoft\u00eb me para n\u00eb dor\u00eb apo me kredi\u201d, -tha Demirxhiu.<\/p>\n<p>Sipas Institutit t\u00eb Statistikave (INSTAT), n\u00eb qytetin e Tiran\u00ebs rreth 17.5% e nd\u00ebrtesave t\u00eb reja jan\u00eb nd\u00ebrtuar p\u00ebr q\u00ebllime banimi n\u00eb harkun kohor 2001-2011. Nd\u00ebrtimet p\u00ebr q\u00ebllime banimi jan\u00eb p\u00ebrq\u00ebndruar n\u00eb nivele t\u00eb ndryshme n\u00eb ish-komuna, t\u00eb cilat me reform\u00ebn administrative territoriale jan\u00eb b\u00ebr\u00eb pjes\u00eb e Bashkis\u00eb Tiran\u00eb. N\u00eb Tiran\u00eb ndodhet numri m\u00eb i madh i apartamenteve t\u00eb banimit me rreth 12% e nd\u00ebrtesave t\u00eb banimit, n\u00eb Fark\u00eb rreth 9.8%, n\u00eb Kashar rreth 8.2% dhe n\u00eb Dajt rreth 5.3%. Sipas Demirxhiut, ka shum\u00eb arsye q\u00eb kan\u00eb ndikuar n\u00eb rritjen e \u00e7mimit t\u00eb banesave, nj\u00eb nd\u00ebr to \u00ebsht\u00eb edhe cil\u00ebsia e tyre.<\/p>\n<p>ishte para dhjet\u00eb vitesh me at\u00eb q\u00eb nd\u00ebrtohet tani. Normalisht jan\u00eb rritur kostot e materialeve baz\u00eb t\u00eb nd\u00ebrtimit duke filluar q\u00eb nga hekuri, \u00e7imento etj, por vlen p\u00ebr t\u2019u theksuar edhe rritja e taksave. Vitet e fundit kemi nj\u00eb rritje goxha t\u00eb madhe t\u00eb taksave q\u00eb nd\u00ebrtuesit jan\u00eb t\u00eb detyruar t\u00eb paguaj\u00eb n\u00eb bashki\u201d, -thot\u00eb eksperti i pronave.<\/p>\n<p>Sipas Demirxhiut, \u00e7mimi banesave \u00ebsht\u00eb n\u00eb trend rrit\u00ebs, kjo p\u00ebr shkak t\u00eb disa faktor\u00ebve, nd\u00ebrsa qytetar\u00ebt zgjedhin gjithmon\u00eb e m\u00eb shum\u00eb apartamentet n\u00eb zonat periferike.<\/p>\n<p>\u201cMendoj q\u00eb edhe k\u00ebt\u00eb vit \u00e7mimet n\u00eb Tiran\u00eb do t\u00eb ken\u00eb nj\u00eb trend rrit\u00ebs krahasuar me vitet e kaluar, kjo p\u00ebr shkak edhe t\u00eb rritjes s\u00eb kostove, por edhe t\u00eb k\u00ebrkesave t\u00eb shumt\u00eb q\u00eb ka n\u00eb kryeqytetin shqiptar p\u00ebr blerje pronash\u201d, -b\u00ebri t\u00eb ditur Demirxhiu.<\/p>\n<p>Zona lindore e qytetit, ku p\u00ebrfshihet nj\u00ebsia rajonale Shkoz\u00eb, \u00ebsht\u00eb nd\u00ebr zonat m\u00eb t\u00eb lira p\u00ebr shitje t\u00eb apartamenteve t\u00eb banimit, s\u00eb bashku me zon\u00ebn per\u00ebndimore, e p\u00ebrfaq\u00ebsuar nga nd\u00ebrtesat n\u00eb \u201cMisto Mame\u201d, \u201cPallatet Malajziane\u201d dhe \u201cUnaz\u00ebn e Re\u201d.<\/p>\n<p>N\u00eb m\u00ebnyr\u00eb t\u00eb p\u00ebrgjithshme, v\u00ebrehet se banesat e modulit 2+1 shiten m\u00eb lir\u00eb se ato t\u00eb modulit 1+1 dhe e kund\u00ebrta v\u00ebrehet p\u00ebr qiradh\u00ebnien, n\u00eb k\u00ebt\u00eb rast qiraja \u00ebsht\u00eb m\u00eb e shtrenjt\u00eb p\u00ebr modulin 2+1 dhe m\u00eb e lir\u00eb p\u00ebr 1+1.<\/p>\n<p>\u201cNuk kemi statistika t\u00eb sakta p\u00ebr sa u p\u00ebrket \u00e7mimeve t\u00eb shitjeve apo qirave n\u00eb Rajon, por mendoj se shum\u00eb shpejt Tirana, edhe n\u00ebse nuk \u00ebsht\u00eb mes k\u00ebtyre vendeve p\u00ebr \u00e7mimet m\u00eb t\u00eb larta, do t\u00eb b\u00ebhet nj\u00eb e till\u00eb\u201d, -theksoi eksperti i pronave.<\/p>\n<p>Gjithashtu, vihet re shtrenjtim i \u00e7mimeve t\u00eb shitblerjeve t\u00eb apartamenteve n\u00eb zon\u00ebn e \u201cRrug\u00ebs s\u00eb Durr\u00ebsit\u201d, nd\u00ebrsa ulje modeste ka sh\u00ebnuar \u00e7mimi i tregut t\u00eb apartamenteve n\u00eb zon\u00ebn e \u201cN\u00ebnt\u00eb Kat\u00ebsheve\u201d, prej 500 lek\u00eb p\u00ebr met\u00ebr katror. Normalisht \u00e7mimet jan\u00eb t\u00eb pap\u00ebrballueshme p\u00ebr pagat q\u00eb qytetar\u00ebt marrin n\u00eb Tiran\u00eb.
