N\u00eb 2013-n, Af\u00ebrdita, me an\u00eb t\u00eb nj\u00eb kredie, do t\u00eb blinte nj\u00eb sht\u00ebpi t\u00eb dyt\u00eb me q\u00ebllim l\u00ebnien me qira dhe me t\u00eb ardhurat nga qiraja do t\u00eb paguante k\u00ebstin mujor t\u00eb kredis\u00eb.<br \/>\nMe nj\u00eb popullsi q\u00eb po i afrohet shifr\u00ebs prej 1 milion banor\u00ebsh, Tirana \u00ebsht\u00eb nd\u00ebr qytetet me dend\u00ebsin\u00eb m\u00eb t\u00eb madhe t\u00eb rajonit, ku thuajse nj\u00eb e treta e popullsis\u00eb s\u00eb saj \u00ebsht\u00eb e p\u00ebrqendruar n\u00eb kryeqytet.<\/p>\n<p>Sipas inxhiniere Xheni Jahja, nga Tirana Real Estate, i gjith\u00eb qyteti i Tiran\u00ebs lihet me qira. Duke qen\u00eb se Tirana \u00ebsht\u00eb qend\u00ebr jo vet\u00ebm ekonomike, por edhe studentore, k\u00ebrkesa p\u00ebr apartamente dhe dyqane me qira \u00ebsht\u00eb e lart\u00eb. Me rregullimet n\u00eb infrastruktur\u00eb, pritet q\u00eb vlera e asaj zone t\u00eb rritet dhe rrjedhimisht dhe qirat\u00eb.<\/p>\n<p>Interesant \u00ebsht\u00eb fakti se shtimi i k\u00ebrkes\u00ebs p\u00ebr t\u00eb marr\u00eb&nbsp;sht\u00ebpi me qira vjen nj\u00ebkoh\u00ebsisht me rritjen e k\u00ebrkes\u00ebs p\u00ebr blerje apartamenti, kur normalisht kjo duhet t\u00eb ulte k\u00ebrkes\u00ebn p\u00ebr qira. Aktor\u00ebt e tregut e shpjegojn\u00eb k\u00ebt\u00eb tendenc\u00eb me shtimin e numrit t\u00eb t\u00eb ardhurve n\u00eb kryeqytet, nga rrethet e tjera, por edhe t\u00eb t\u00eb huajve, si dhe faktit q\u00eb sidomos n\u00eb qend\u00ebr, apartamentet po blihen kryesisht p\u00ebr q\u00ebllime investimi.<\/p>\n<p><strong>Ku t\u00eb investosh n\u00eb Tiran\u00eb<\/strong><\/p>\n<p>Koh\u00ebt e fundit, \u00e7mimet e apartamenteve jan\u00eb rritur. Sipas nj\u00eb vrojtimi q\u00eb b\u00ebri Banka e Shqip\u00ebris\u00eb, indeksi i \u00e7mimit t\u00eb banesave n\u00eb rang vendi u rrit me 12.8%. Ky zhvillim \u00ebsht\u00eb ndikuar nga rritja e v\u00ebllimit t\u00eb shitjeve n\u00eb zonat qendrore t\u00eb kryeqytetit dhe nga rritja e \u00e7mimit dhe v\u00ebllimit t\u00eb shitjeve n\u00eb zonat e tjera si dhe dyfishimin e taks\u00ebs s\u00eb infrastruktur\u00ebs nga 4% e kostos n\u00eb 8% t\u00eb vler\u00ebs s\u00eb shitjes.<\/p>\n<p>P\u00ebrpos \u00e7mimit t\u00eb apartamenteve, jan\u00eb rritur edhe \u00e7mimet p\u00ebr qirat\u00eb.<br \/>\nSipas agjentes s\u00eb pasurive t\u00eb paluajtshme t\u00eb Century21, Estela Ziu, n\u00eb tregun e apartamenteve me qira v\u00ebrehet koh\u00ebt e fundit nj\u00eb tendenc\u00eb n\u00eb rritje e \u00e7mimit t\u00eb tyre. N\u00ebse vet\u00ebm para nj\u00eb apo dy&nbsp;viteve, nj\u00eb apartament n\u00eb nj\u00eb kompleks t\u00eb ri jepej rreth 25 mij\u00eb lek\u00eb, sot jepet rreth 250 euro, pra rreth 37% m\u00eb shum\u00eb. Gjithashtu, sipas saj, po shikohet dhe nj\u00eb tendenc\u00eb n\u00eb rritje e blerjes s\u00eb apartamenteve p\u00ebr t\u2019i l\u00ebshuar me qira, si nj\u00eb form\u00eb investimi.<\/p>\n<p>K\u00ebt\u00eb gj\u00eb e pohojn\u00eb edhe agjencit\u00eb e tjera. Ing. Xheni Jahja, nga Tirana Real Estate, tha se i gjith\u00eb qyteti i Tiran\u00ebs jepet me qira. Konkretisht ka familje t\u00eb cilat t\u00eb ardhurat e tyre i kan\u00eb nga qiraja. Me normat aktuale t\u00eb depozitave, individ\u00ebt po investojn\u00eb n\u00eb blerjen e sht\u00ebpive, si form\u00eb m\u00eb e mir\u00eb kthimi.<\/p>\n<p>Sipas p\u00ebrllogaritjeve nga t\u00eb dh\u00ebnat e mbledhura nga agjencit\u00eb e pasurive t\u00eb paluajtshme, zonat m\u00eb t\u00eb mira p\u00ebr t\u00eb investuar jan\u00eb ato pran\u00eb qendr\u00ebs s\u00eb Tiran\u00ebs. N\u00eb rast se nj\u00eb individ blen nj\u00eb apartament n\u00eb nj\u00ebsin\u00eb administrative 5 n\u00eb Tiran\u00eb, ku p\u00ebrfshihen lagjet si Komuna e Parisit, ish-Blloku, Stadiumi Dinamo dhe Liqeni Artificial, shuma e nevojshme p\u00ebr investim varion nga 100 mij\u00eb euro deri n\u00eb 180 mij\u00eb euro. Qirat\u00eb mujore p\u00ebr apartamentet q\u00eb jan\u00eb n\u00eb kushte t\u00eb mir\u00eb, si p\u00ebr cil\u00ebsin\u00eb e nd\u00ebrtimit edhe p\u00ebr mobilimin, luhaten n\u00eb&nbsp;vlerat 500-600 euro. Sipas p\u00ebrllogaritjeve, duke zbritur taksat dhe shpenzimet e mir\u00ebmbajtjes, investitorit i kthehet shuma e investuar n\u00eb at\u00eb zon\u00eb kthehet pas 25 deri n\u00eb 30 vite. Periudha e kthimit t\u00eb investimit \u00ebsht\u00eb relativisht m\u00eb e gjat\u00eb krahasuar me Europ\u00ebn, ku kthimi vjen p\u00ebr 15 deri n\u00eb 20 vite. N\u00eb p\u00ebrgjith\u00ebsi k\u00ebto zona funksionojn\u00eb si qendra biznesi dhe kan\u00eb nj\u00eb vler\u00eb m\u00eb t\u00eb lart\u00eb, nd\u00ebrsa periudha e kthimit t\u00eb investimit p\u00ebrllogaritet t\u00eb jet\u00eb 25 deri n\u00eb 30 vjet.<\/p>\n<p>Interesant \u00ebsht\u00eb fakti se duke iu larguar zonave t\u00eb qendr\u00ebs, \u00e7mimet e apartamenteve jan\u00eb m\u00eb t\u00eb ul\u00ebta, por ndryshimi n\u00eb qira nuk \u00ebsht\u00eb dhe po aq i lart\u00eb. N\u00ebse diferenca n\u00eb \u00e7mim nga dy zonat e qendr\u00ebs n\u00eb krahasim me zonat e tjera mund t\u00eb shkoj\u00eb nga 500 deri n\u00eb 1000 euro p\u00ebr met\u00ebr katror, qiraja ndryshon nga 50 deri n\u00eb 100 euro.<\/p>\n<p>P\u00ebr shembull, n\u00eb rast se nj\u00eb individ blen nj\u00eb apartament n\u00eb nj\u00ebsit\u00eb administrative 9, n\u00eb zon\u00ebn e Don Boskos, p\u00ebr ta l\u00ebn\u00eb me qira, shuma e investuar do t\u2019i kthehet p\u00ebr nj\u00eb periudh\u00eb mesatare prej 22 vitesh, kthim q\u00eb i afrohet mesatares europiane.<\/p>\n<p><strong>Kostot q\u00eb shoq\u00ebrojn\u00eb qiradh\u00ebnien<\/strong><\/p>\n<p>Pronat q\u00eb jepen me qira kan\u00eb nevoj\u00eb p\u00ebr investime t\u00eb vazhdueshme. P.sh., nj\u00eb sht\u00ebpi n\u00eb nj\u00eb zon\u00eb pak periferike t\u00eb Tiran\u00ebs, q\u00eb e blen p\u00ebr 80 mij\u00eb euro (p\u00ebrfshir\u00eb dhe interesat e kredis\u00eb) dhe e jep me qira p\u00ebr 300 euro n\u00eb muaj, e nxjerr vler\u00ebn p\u00ebr rreth 22 vjet, teksa t\u00eb ardhurat vjetore jan\u00eb rreth 3600 euro n\u00eb vit.<\/p>\n<p>Por p\u00ebr sht\u00ebpi me vler\u00eb m\u00eb t\u00eb lart\u00eb, q\u00eb ndodhen n\u00eb qend\u00ebr dhe jepen me qira t\u00eb pakt\u00ebn 500 euro n\u00eb muaj, kthimi vjen p\u00ebr nj\u00eb periudh\u00eb m\u00eb t\u00eb gjat\u00eb. Megjithat\u00eb agjencit\u00eb e pasurive t\u00eb paluajtshme argumentojn\u00eb se nj\u00eb tjet\u00ebr form\u00eb p\u00ebrfitimi nga apartamentet n\u00eb qend\u00ebr \u00ebsht\u00eb rishitja. \u00c7mimi p\u00ebr met\u00ebr katror i apartamenteve n\u00eb Tiran\u00eb, ve\u00e7an\u00ebrisht i atyre n\u00eb qend\u00ebr, \u00ebsht\u00eb rritur vet\u00ebm n\u00eb vitin e fundit mesatarisht 200 deri n\u00eb 300 euro p\u00ebr nj\u00ebsi mat\u00ebse.<\/p>\n<p>Investimi i kapitalit n\u00eb pasuri t\u00eb paluajtshme, krahasuar me mund\u00ebsit\u00eb e tjera t\u00eb investimit, si depozita ku norma e interesit p\u00ebr 1 viti \u00ebsht\u00eb m\u00eb e ul\u00ebt se 1 p\u00ebr qind, n\u00eb bono thesari rreth 2.1 p\u00ebr qind n\u00eb vit dhe n\u00eb fondet e investimit 3 p\u00ebr qind po n\u00eb vit, duket se \u00ebsht\u00eb m\u00eb i favorsh\u00ebm p\u00ebr individ\u00ebt.
